What is an EICR?

An Electrical Installation Condition Report (EICR) is a comprehensive assessment of the electrical safety in a rental property. It a legal requirement for all landlords in England to have a valid EICR for their rental properties. Our NICEIC registered engineers inspect and test your property’s electrical installations to ensure they meet current safety standards.

Legal Requirement for Landlords

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must:

  • Ensure electrical installations are inspected and tested by a qualified person at least every 5 years
  • Provide a copy of the EICR to tenants within 28 days of the inspection
  • Provide the EICR to the local authority within 7 days if requested
  • Ensure remedial works are completed within 28 days or the time specified in the report

Failure to comply can result in fines of up to £30,000.

Frequently Asked Questions

How long does an EICR inspection take?
Typically 3-4 hours depending on the size and complexity of the property. A studio flat may take 2 hours, while a larger 4 bedroom house could take up to 4 hours. We’ll provide an estimated duration when you book.
How often do EICRs need to be renewed?
For rental properties, EICRs must be conducted at least every 5 years. We recommend scheduling renewal inspections a few weeks before expiry to remain compliant.
What happens if the property fails the EICR?
If an EICR fails, it means defects have been identified that require immediate attention. Defects are coded as C1 (danger present – requires urgent remedial action), C2 (potentially dangerous – requires remedial action), or C3 (improvement recommended). Properties with C1 or C2 defects will fail the EICR and cannot be legally let until these issues are resolved. We provide detailed quotations for all remedial works and can complete them quickly, then re-test and issue a satisfactory certificate to minimize disruption to your letting schedule.
Can you conduct EICRs on occupied properties?
Yes, we regularly conduct EICRs on occupied properties. We work around tenant schedules and can arrange evening or weekend appointments if needed. We require access to all rooms, so we’ll coordinate with your tenants to ensure they’re aware and available.
Do you offer emergency or urgent EICR services?
Yes, we offer expedited EICR services for urgent requirements (such as imminent tenancy starts or compliance deadlines). Our rapid-response service can typically arrange inspections within 24-48 hours, subject to availability and location.
What areas do you cover?
We provide EICR testing services throughout Cheshire & Merseyside. For properties outside our standard service area, please contact us to discuss options – we may still be able to help.
Are your engineers qualified and insured?
All our electrical engineers are NICEIC registered, meaning they are qualified, assessed, and monitored to ensure they meet industry standards. We also carry full public liability insurance and professional indemnity insurance for your complete peace of mind.
Can you fast-rack an inspection?
Yes, we can fast-rack your appointment so that you remain compliant with current legislation.
